Three (3) Back On the Market, “backed out of an “AS-IS contract!”

Six (6) have 1 price decrease!

Five (5) have had 2 price decreases!

Two (2) have 4 price decreases!

One (1) has withdrawn and contracted 2 new and different brokerages!

One has withdrawn and contracted a new brokerage!

Three (3) have taken their home off the market for whatever reason. Perhaps waiting for the market demand to support their asking price.

BEWARE, firing a Realtor/Brokerage does not ensure you will not owe the original agent a full commission. READ, read, read, and understand your agreements.

It’s becoming more of a challenge to get a home to close in our community.  You may get a contract, but can your realtor get the property to a final closing.  Nine people have withdrawn their homes from the market in the past 90 days. This is one (1) every 10 days.  I believe some of these may be due to sellers pressured into a listing and promised the world.

Do not underestimate my performance and staff. No matter what my competitive Realtors may say, I’m still here in Tampa Bay Golf and CC and I’m well aware of the activity. You want to sell your home, I do have buyers looking for the right fit.

We currently have 32 homes for sale in Tampa Bay Golf and CC.  Only 5 have gone under contract in the past 30 days and all but one were priced below $170,000.  One is under contract on Coharie Loop that was priced right and for sale by owner. I sold the Tracey’s their home and it shows extremely well. They priced it to sell and one of my buyers made an offer and it was accepted. I also have a contract on 10605 Moshie Ln that should close by March 1st or before.

I see 29443 Schinnecock Hills has an open house this weekend. I know this home well and it’s a mess. Few foreclosures stand out as poorly as this one. Originally purchased at bank auction in July 2012, I’m pretty sure the investor had no clue, all the HOA fees she must cover and rented it without really accommodating her tenants much. With this said, it needs a new roof, new A/C and a whole lotta stuff! Location is great, a wonderful conservation area, and great neighbors. The bones? going through 2 foreclosures and neglect in the past 6 or 7 years does not make me feel any better if I was the investor.

Thirty-two (32) active listings and eight (8) pending. Six (6) of the pending are below $200,000. The two (2) over $200,000 are both fairway frontage, not A+ locations, however on a 1 to 10 approval rating, potential a 5 or 6!  The one on the 8th fairway? Inspection may discover lots of indention areas in the roof from golf balls. This may certainly lower the life expectancy of a roof.  Much of what many consider to be upgraded amenities, are handyman specials. Consideration of value may certainly become noted upon viewing the appraisal results. Only notes that are good to know for my buyers!

For all you realtors out there.  It’s pretty obvious Tampa Bay Golf and CC is in for some adjustments on home values. We have fewer buyers than ever before! K-Hohavion homes have moved on and their website and the network of buyers are exploring newer communities. As a result, our higher-end buyers are not here looking at newer homes.

Our area has some new and extremely attractive communities in various development stages, and this is giving 55 and older buyers, some very good choices to evaluate.

Home location within a community is a key element in value, as most of us know, however many of the appraisers are becoming much more conservative and only going back 90 days for evaluations.

Homes priced less than $200,000 are very attractive to buyers and we have plenty of comparable sales to support the value. The $140 to $160 a sq. ft. are pushing the bar right now and homes listed at $265,000 or higher need to really have some special features. This is where a pro with excellent marketing skill, puts deals together. This is where I can help both buyers and sellers.

SOME additional data that we must reconsider. When the Stock Market becomes a little unstable, buyers are less likely to spend that extra dollar that sources on the internet do not support. This can be an evil challenge.  Why do lenders and closing companies call me a Super Star? I make deals happen.
