October sales are all over the place

I have heard rumors that Dan Swing has moved and no longer sells in Tampa Bay Golf and Country Club.  I’m guessing realtors are hoping I stop selling in our community. Let me say this, If I am so disconnected, how do I know the market trends, the challenges and the positives we have faced. Did you know that Deer Hollow is sealing the roads on Zeller, Corey Pavin, baring anymore weather changes!  Now for what you are all asking about. Prices in what’s the home values that you can depend on.  Well, $103 a sq. ft. to $152.00 a sq. ft.!  What determines these values?  The age of the home, the condition of the roof, the age of the A/C unit are huge factors!  Many of the inexpensive suggestions my sellers have completed, have increased sale prices as much as $30,000 and I’m extremely proud of what I’ve been able to share with my sellers and my buyers. So many success stories.

Twenty (20) homes are for sale in our community. Twenty (20) are under contract and three have sold since October 1st. Two of the three homes were my buyers and sellers. I’m expecting two more to close before month’s end.

The home at 10324 Cleghorn Dr was one of the best deals of the year. This home had so many upgrades, the location was at the beginning of the 18th tee box and was on the market only 23 days, came back on the market and my buyers jumped on it at $255,000.  Congratulations to Steve and Anna Jones. A great buy and a sincere welcome to our community.
